The Site

The Island Plan Core Strategy, known as the Island Plan, was adopted in 2012 and sets out the planning policy framework for the island up to 2027. The Island Plan identifies the key regeneration area to the south of Ryde, which is where Pennyfeathers is located, along with other approved development sites.

The key regeneration area, in conjunction with the Ryde Area Action Plan, encourages development in this sustainable location, with the guiding objective to deliver around 2,100 dwellings and increase the number of jobs available.

The IW Council is currently preparing a new local plan to replace the Island Plan 2012 and guide development on the island
over the next 15 years. This emerging local plan identifies Pennyfeathers as part of its housing and regeneration strategy and requiring the site to deliver:

• at least 800 homes a mix of sizes and affordable housing;

• a mix of on-site open and recreation space;

• community facilities that are well related and accessible to all;

• proportionate contributions to improvements to off-site junctions;

• opportunities for sustainable travel and lifestyles including a network of safe and convenient green routes and cycling links and public transport improvements;

• comprehensive sustainable drainage strategy covering the site ensuring separation of surface and foul water.
