Background & History

An outline planning application for the development of the site was approved in 2017, for major highway improvements, including greenways and cycle lanes, construction of up to 904 homes, 5,035 square metres of commercial space, a new school, a community centre, an energy centre, rewilding fields and woodland improvements, public amenity and play spaces.

The developer previously bringing forward the planning application for Pennyfeathers has stepped away from the project allowing the landowners, Smallbrook Developments Ltd, to bring forward their own proposals that aligns better with the updated guidelines and emerging policies of the local plan and responds to the comments made during the detailed planning application process. Should planning permission be granted, a developer will be sought to deliver the scheme.

Over the past year, there have been a number of changes to the consultation team. Farrell Design Studio Ltd lead the project with overarching responsibility for delivering a high-quality urban design. However, essential to that delivery is a large and vastly experienced team of professionals supporting and helping shape the urban design proposal.
